Gill Tract (Euster)

The Gill Tract is a tract of land in Aspen Hill, Maryland. In the modern day, this is the site of Northgate Plaza Shopping Center, Home Depot, and the large office building on the corner lot of 13900 Connecticut Avenue / 4115 Aspen Hill Road, a former site of BAE Systems and previously to that, of Vitro Laboratories.

Deed Description

Parcel 1

Euster. May 14, 1878. Augusta C. Flack to Albert E. Gill, Liber E. B. P. No. 18, folio 343.

1. Beginning for the same at a heap of stone it being a corner of the late John Rabbitt's land, and also a corner of Butt's old place, and also a corner of James Rannie's Land, and running thence binding on James Rannie's land South 71 degrees West 17 and 1/3rd perches (286 feet) to the east side of the Washington and Brookeville Turnpike road;

2. Then running down and binding on said Turnpike road South 20 and 1/2 degrees East, 29 and 2/3rds perches (484 feet) to a stone planted on East side of said road

3. Then leaving said road and running along the north side of the road leading to the late John Rabbitt's house, North 81 and 1/4 degrees East 14 perches (231 feet)

4. Then North 14 degrees West, this, by 32 perches (528 feet) to the beginning.

3 acres of land, "more or less".

In the modern day, this is the several lots taken together, from the vacant PEPCO lot south to Connecticut Avenue, with 7-11, Sunoco, etc.

Parcel 2

Euster and Garter Lost. October 5, 1885. William Grady, Nathan Shaw, William B Weller, William E Muncaster, James G Cashell (commissioners) to Annie M Gill, Liber EPB 36, folio 83.

1. Beginning at the end of the 4th line of a conveyance from John Rabbitt and wife to James Rannie dated January 7, 1846 and running thence with the (5th?) line of said conveyance with 1-3/4 degrees allowance for variation, South 15 and 3/4 degrees East 56 and 8/10 perches (937.2 feet) to a point in the Washington and Brookeville pike,

2. Then leaving the outlines of said conveyance and running thence to include the land obtained by an exchange with John Rabbitt, still bounding on said pike South 10-1/4 degrees East, 23 perches (379.5 feet)

3. South 36-3/4 degrees East 29 perches (478.5) to the end of the second line of a conveyance made by the said James Rannie to the Trustees of the Methodist Episcopal Church for one-half acre of land,

4. Then reversely with said line with 3/4 degree allowance for variation and leaving said pike, South 3/4 degree West, 13.15 perchs (217 feet) to the first line of a tract of land called "the Resurvey on part of Hermitage" it being in the center of the Veirs Mill road,

5. Then {... along that line and road ...} North 89-1/4 degree West, 116 perches (1914 feet) to the end of the seventh line of the aforesaid conveyance from John Rabbitt to James Rannie, it being in the 42nd line of a tract called Bradford's Rest

6. Then with the outlines of said tract reversed, with 3-1/2 degrees allowance for variation and with said conveyance, North 26-1/2 degrees West, 72 perches (1188 feet)

7. North 73-3/4 degrees West, for 29.3 perches (483.5 feet) to the end of the 2nd line of Lot #2

8. Then reversely with said line North 80-3/4 degrees East for 116.9 perches (1929 feet) to the aforesaid Pike

9. then North 72-1/2 degrees East, one perch (16.5 feet) to the place of beginning.

78 acres, "more or less".

Some of the southerly elements of this latter tract may be seen on a Plat of Subdivision (Plat 33, Wheaton Woods), referring to Liber 2690 at folio 386 (Donley Construction Co).
